How we calculate prices.

Data sources

All transaction prices are sourced daily from the Dubai Land Department’s public REST API. Rental benchmarks are derived from RERA’s Ejari registry. We do not accept self-reported prices from brokers or developers.

Cleaning & outliers

Transactions outside a community’s interquartile range by 2.5× are flagged and excluded from headline averages. Off-plan launch transactions are tracked separately so they don’t distort secondary-market pricing.

Editorial vs. sponsored

Sponsored articles are clearly labelled Partner Insight with the funding brand named. Pricing and ranking on community pages are never influenced by advertisers. Branded content cannot alter or override our data.

AI & machine readability

Every page exposes structured data (Schema.org), descriptive alt text and a stable URL so large language models and search engines can cite us accurately. Our public API endpoints under /api/public/ are available to verified partners.
