Dubai's property market moves fast and, for a long time, the people making the biggest financial decisions of their lives were the least informed in the room. Listings inflate, agents disagree, and the actual transaction prices sit hidden inside government records.

We started PropertyValue.ae to change that. By syncing daily with the Dubai Land Department and applying our outlier-detection models, we give buyers, sellers, and renters the same numbers the big institutions use — for free.

Where does your valuation data come from?

Every valuation is built on transaction records published by the Dubai Land Department (DLD). We sync daily and run an outlier-detection model to remove duplicate filings, related-party transfers and clearly mispriced entries before any number reaches you.

How accurate are your property valuations?

For properties in active communities, our valuations land within ±5% of the final sale price in roughly 9 out of 10 cases. Accuracy drops slightly for unique villas or low-volume buildings — in those cases we show a wider confidence range and recommend an agent visit.

How often is the data updated?

Transaction data is refreshed every 24 hours directly from the DLD feed. Neighbourhood averages, price-per-sqft trends and our market index recalculate automatically with each refresh.

Is the valuation really free? Do I need to sign up?

Yes — valuations are free and you don't need an account. You only share contact details if you want the report emailed to you or want to be matched with an agent.

How do you vet the agents in your network?

Every agent must hold a valid RERA licence, have a verifiable deal history in their claimed specialty area, and meet our response-time and review thresholds. We re-verify quarterly and remove agents who slip below standard.

Do agents pay to appear higher in your matches?

No. We never sell placement in valuations, area pages or agent matches. Agents pay a flat subscription to receive introductions — ranking is driven by specialty fit, performance and reviews only.

What happens with my personal information?

Contact details are only shared with the specific agent you're matched with, and only after you confirm the introduction. We never sell data to third parties and you can request deletion at any time at support@liplynig.com.
